Xatai Residence: A Sophisticated Eclectic Duplex in the Heart of Baku

Welcome to Xatai Residence a refined 240 m² duplex apartment located in one of Baku's most vibrant districts. Led by Archia’s principal designer Davud and his team, this private residence blends architectural finesse with eclectic design, creating a bold yet balanced environment that reflects both comfort and character.

Eclectic Interior Design with Art Deco Accents

From the outset, the designers embraced an eclectic aesthetic, enhanced by elegant Art Deco-inspired elements in the architecture. Decorative bas-reliefs on columns and ceilings, as well as rounded, soft lines in the furniture and TV zone, create a fluid and inviting atmosphere. Accents of burgundy and burnt ochre run throughout the interior, adding warmth and richness.

Statement Features and Custom Solutions

The first floor features a grand open dining area where a metal-legged brushed bronze table and designer chairs and bench become the focal point.
Walls are decorated with abstract artworks, aligning with the Art Deco mood while keeping the ambiance light and contemporary.
Structural beams were cleverly disguised — one even designed as a bold pyramid form, adding architectural intrigue.
The flooring throughout is neutral terrazzo, ensuring a subtle background that doesn’t compete with the interior accents.

Second Floor: Mansard with a Twist

On the second floor, a mansard layout with triangular windows makes the space feel cozy yet dramatic. The master bedroom is split into three zones:

A sleeping area
A spacious walk-in wardrobe with an island that includes a built-in seat, finished with a mix of metal, wood, and fabric
An en-suite bathroom

The bedroom also includes a dedicated beauty corner, featuring a wall-to-wall mirror, a burgundy armchair, and a vanity unit that blends luxury with functionality.

Child-Friendly, Yet Design-Driven

The children’s bedroom was designed with creativity and practicality in mind:

Funky wallpaper on the ceiling
Plenty of built-in storage and study space for two children
A playful and colorful palette of warm tones and natural woods

The children’s bathroom is styled with dark terrazzo flooring and orange-toned tiles, echoing the playful and energetic vibe of the room itself.

Guest Bedroom: Hotel-Inspired Simplicity

The guest suite stands apart with its simpler, bolder lines, resembling a chic hotel room - ideal for short stays, yet elegant in its restrained design.
